Real Estate Holiday Marketing Ideas That Turn Into Spring Listings

October 2026  ·  8 min read  ·  By Joe Tumminaro

Every year around Thanksgiving, most agents decide "nobody's moving during the holidays" and mentally check out until January. Then they spend the first quarter scrambling to rebuild a pipeline from scratch.

Here's what they miss: the people who'll list in March and April are deciding in November and December. They're talking to family over the holidays, looking at their finances at year-end, and quietly picking the agent they'll call. Holiday marketing isn't about selling houses in December. It's about being the name they think of in January.

Why the Holidays Are the Best Time to Work Your Sphere

Idea 1: The Thanksgiving Pie Pop-By

This is a classic for a reason. Pre-order pies from a local bakery and drop them off to your top past clients and A-list sphere the week of Thanksgiving. A face-to-face visit beats any mailer, and supporting a local business gives you a natural talking point.

At the Door

"Hi! I won't keep you. I just wanted to drop this off and say thank you. I'm grateful for clients like you, and I hope you have a great Thanksgiving. Oh, and if anyone at the table starts talking about buying or selling this year, I'd love to help them out."

That last line matters. It's light, it's not a pitch, and it plants a seed right before the biggest family gathering of the year.

Budget Tip

You don't need to hit your whole database. Use your sphere tier system: pop-bys go to your A-list (top past clients and best referral sources); everyone else gets a call or a card. Twenty well-chosen pies outperform two hundred postcards.

Idea 2: The "Just Calling to Say Thanks" Call Campaign

Block an hour a day in the first two weeks of December and call your database, with no agenda except gratitude. It's the easiest prospecting you'll do all year because nobody is annoyed by a thank-you call.

Holiday Call Script

"Hey Sarah, it's Joe. I'm not calling about real estate, I promise. I'm just going through my list of people I'm grateful for this year, and you're on it. How's everyone doing? ... Any big plans for next year?"

"Any big plans for next year?" is the key question. It's open-ended, and it's where you'll hear things like "we're thinking about finally moving closer to my parents." Log every answer in your CRM with a January follow-up date.

Idea 3: A Client Appreciation Event

Events let you see dozens of clients in one evening and get them to bring friends. Holiday-themed ideas that work well:

Always encourage clients to bring a friend or neighbor. Every guest you didn't already know is a new contact, and you're meeting them through someone who already trusts you.

Idea 4: Holiday Cards That Actually Get Read

A pre-printed card with your logo and a stock photo goes straight into the pile with the other forty. If you send cards, make them personal:

Idea 5: The Year-End Home Value Review

This is the highest-converting idea on the list. In late December or early January, offer past clients and homeowners in your farm a free year-end review of what their home is worth and what happened in their neighborhood this year.

Year-End Review Offer

"I'm putting together year-end market reviews for my clients: what homes like yours sold for this year and what that means for your home's value going into next year. It's great for your records even if you're not going anywhere. Want me to put one together for you?"

Homeowners love knowing their number. And anyone even considering a move will tell you during that conversation, which gives you a head start before they ever talk to another agent.

Idea 6: Holiday Content on Social Media

Social media during the holidays should feel local and human, not salesy. Post your pie pop-bys, your client event, your charity drive, and local holiday happenings like tree lightings, light displays, and small-business gift guides. This kind of content shows you're active in the community, and it fits right into the strategy in our social media marketing guide.

Don't Stop Prospecting

Holiday marketing is relationship-building, not a replacement for lead generation. Keep your daily prospecting block on the calendar. Some of the best leads in December are expired listings that were pulled for the holidays, and those sellers hear from far fewer agents this time of year. (See our expired listing scripts.)

Your Holiday Plan in One Line

Pie pop-bys the week of Thanksgiving, thank-you calls in early December, one client event, personal cards, and a year-end value review in January. Do just those five and you'll start 2027 with a list of warm conversations instead of an empty calendar.

Start Planning This Week

Bakeries book up, event venues fill, and cards take time. Pick your ideas now, tier your list, and put the dates on your calendar before November sneaks up on you. And while you're at it, make sure your 2027 business plan includes these touches as a recurring part of your sphere system.
